3212 Door goes down 3/4 and falls a little. when I...

3212 Door goes down 3/4 and falls a little. when I hold down pressure between 2/3 and down it closes. It often won't go up without help as well. Replaced motor 2 years ago. Replaced Door & Spring as well.
