I just bought this place. Lets say I set the temperature on 72 and the fan mode is "auto". In the "cool" mode the fan will continue to run until the room temperature reaches at least one degree lower than the set temperature. In the "heat" mode, it continues to run until at least one degree above the set temperature is achieved. Basically, the fan runs ALL the time until I shut the system completely off. Help???

0 When you have the setting to "Fan ON", the fan will run continuosly until you set it to the "Auto" position. It will then shut off after a predetermined delay (probably around 2 minutes) once the proper room temperture has been reached. That's what it is supposed to do.

0 Please re-read my problem. The fan is in the "AUTO" position. Not the "ON" as you suggested. I understand the principal of how it's supposed to run. It runs all the time in "AUTO".

0 Sorry, I misunderstood. If your unit is running all the time in AUTO, then it sounds like the fan relay in your inside air exchanger unit ,or in the thermostat itself is stuck (failed). You would need an electrical schematic or parts layout of these units to find the most likely culprit. maybe there just a loose wire inside, If you can remove the front assembly from the thermostat you may see the problem...Sorry I couldn't help more. You probably need to call a service man or search for some self help sites...
