Manual/when to replace this water heater...

Does anyone have the manual for this Rheem water heater 21v40-38? How do you know when you need to replace it?

0 I have this water heater with a N at the end. I was told today by a Pacific Gas and Electric employee that you replace it when it starts leaking. Until then, if it heats the water and it's safe it's good. I had to replace the thermal coupler to keep the pilot lit and gas on but, that was $95. If I'd done it myself, it would have been only $15 or so. But if you flush the water heater and keep an eye on it, it can last a lot longer than you think.
