False alarms

I have GEM P800 since 2003 with the last year I have had several false alarm usually around 3:30 am. One time it is zone 4 another time is zone 5. When I enter my pass code to stop the alarm all zones are clear, showning no breaks in the zone. Is the board or keypad going bad?
